9 STEPS OF OUR CUSTOM HOME BUILDING PROCESS
1. Initial Planning and Plan Review
We begin by discussing the property, architectural plans, desired scope, budget, and overall goals for the home. Homeowners can contact KBR before hiring an architect, while plans are being developed, or after construction documents are completed.
2. Pricing, Permits, and Construction Preparation
KBR develops the construction scope and pricing, reviews important materials and allowances, and coordinates with the homeowner and design team to prepare the project for construction. This stage also includes permitting, scheduling, site access, material planning, and other jobsite requirements.
3. Site Preparation and Foundation
Construction begins with preparing the property. Depending on the project, this may include demolition, clearing, excavation, utilities, drainage, footings, foundation walls, waterproofing, backfilling, and preparation for the first-floor structure.
4. Framing and Structural Construction
The floors, exterior walls, interior walls, roof system, and other structural components are built according to the architectural and engineering plans. KBR remains closely involved during framing because decisions and details established at this stage affect nearly every phase that follows.
5. Roofing, Windows, and Exterior Protection
Once the structure is framed, the home is protected from the weather with roofing, windows, exterior doors, flashing, weather barriers, and other exterior materials. Siding, trim, masonry, decks, porches, and exterior details are coordinated as the project progresses.
6. Plumbing, Electrical, and HVAC
Plumbing, electrical, heating, cooling, ventilation, and other building systems are installed and coordinated within the framed structure. KBR reviews the work in the field, addresses conflicts between systems, and manages the required inspections before the walls are closed.
7. Insulation, Drywall, and Interior Construction
After the required rough inspections are approved, insulation and drywall begin transforming the framed structure into finished rooms. Cabinets, interior doors, trim, built-ins, tile, flooring, and other interior components are then installed in the proper sequence.
